Correct Pricing is Key

It's back to school time which typically leads to an increase in activity. Although this year has been a bit atypical, it's important to remember markets are cyclical and to react as the pendulum swings. The sellers that understand that and price correctly are successful. Unfortunately, I'm seeing a disturbing trend that I haven't seen to this degree in all my years in the business. Many agents are trying to buy listings with exorbitant listing prices, only to come back time and time again asking for price reductions. In my opinion, this is not only an ill-advised business strategy, but also a detriment to sellers that wastes valuable time and money. My philosophy is and has always been that I may not be the guy who tells you what you want to hear, but I'll always tell you the truth and my success is based on the facts that support that truth. I encourage you to be mindful of unrealistic pricing an agent agrees to simply to get your business because this only adds days on market and aggravation. Listen to the experts who put integrity above all else, and listen to the market, as it doesn't lie. If you're thinking about selling, this should be a great time of year, so make sure to hire an agent who is realistic.
